Subject: Invitation to Bid

The City of Seldovia invites qualified (licensed contractor) firms to submit bids for renovating the harbor master building. Details of the scope of work are included in the following:

Instructions to Bidders

Bids to be submitted in sealed envelopes no latter than 4 PM on May 31, to the City of Seldovia offices. Bids will be opened at that time. Envelopes should be clearly marked "Harbor Master Building Renovation".

Firms submitting bids are responsible for investigating the work site to become familiar with the existing site and current conditions. An estimated schedule of com

pletion will be required and will be used as criteria as well as cost. The following criteria will be used to judge the bids:

- Cost
- Schedule
- Experience of similar projects

The successful firm will be required to start work within 10 calendar days of award.

The City of Seldovia may reject any or all bids on any basis and without disclosure of a reason. The failure to make such a disclosure shall not result in accrual of any right, claim or cause of action by any unsuccessful bidder against the City of Seldovia.

The City reserves the right to negotiate with one, several or none of the firms responding to this invitation to bid. All bids become the property of the City of Seldovia and if accepted become a legal binding addendum to the eventual contractual agreement with the City of Seldovia. The City will not reimburse any bidder for any expense incurred in responding to this request.

The City is exempt from all taxes. The bidders must comply with all applicable Equal Employment Opportunity laws and regulations.

Scope of Work

The following items will be included in this scope of work:

- Replace roof
o Complete removal of existing roofing system in preparation for a new roofing system.
o Inspect substructure to determine need for repairs to said substructure. Coordinate findings with the City Manager.
o Remove and then replace when finished any roof mounted mechanical or electrical equipment or support assets.
o Maintain continuous temporary protection prior to and during installation of new roofing system.
o Asphalt shingles to be used. Bidder to provide product data indicating material characteristics with bid.
o Comply with State and Local codes and ordinances.
o Remove and properly dispose of all discarded material from work site

- Flooring:
o Complete removal of existing flooring system in preparation for a new flooring system.
o Inspect substructure to determine need for repairs to said substructure. Coordinate findings with the City Manager.
o Remove and then replace when finished any floor mounted mechanical, electrical or attached furniture.
o Asphalt tile to be used. Bidder to provide product data indicating material characteristics with bid.
o Comply with State and Local codes and ordinances.
o Remove and properly dispose of all discarded material from work site.

- Windows:
o Remove old windows and replace with new windows (having like desirable characteristics as old windows).
o Maintain continuous temporary protection prior to and during installation of new windows.
o Inspect window casings to determine need for repairs to said casings. Coordinate findings with the City Manager.
o Comply with State and Local codes and ordinances.
o Remove and properly dispose of all discarded material from work site.

- Restrooms:
o Remove old restroom fixtures to include sinks, commode and urinals and replace with new fixtures. Fixtures should be of commercial grade.
o Product data should be included with bid.
o Remove old restroom doors and replace with new metal doors.
o Doors should be able to be locked and secured.
o Comply with State and Local codes and ordinances.
o Remove and properly dispose of all discarded material from work site.

- Painting:
o Outside of building to be stripped of old paint and painted with a paint rated for outdoors. Color to be determined after award of contract by City Manager.
o Inside of building to be painted with standard grade inside paint. Color to be determined after award by City Manager.
